Fire doors, hydrants, sprinklers, smoke detection and exit signage installed and maintained, with full Annual Fire Safety Statement support.
Structural Changes
Any structural change is engineered with certified plans. We coordinate with your engineer and provide the documentation your certifier needs.
Electrical & Plumbing
All electrical work by NSW licensed electricians. Plumbing with Notice of Work and Certificate of Compliance lodged.
Local Planning Approvals
Where a Development Application or Complying Development Certificate is required, we prepare the documentation, manage lodgement, and liaise with council or the certifier.

Yes - this is one of our most common requests. We plan works in stages, schedule loud or disruptive trades outside business hours, and set up temporary screens and dust barriers. We'll map out the staging plan before we start so you know exactly what's happening and when.
Almost always yes. Your lease will specify what requires landlord consent - typically anything that involves structural changes, external modifications, or changes to services. We prepare the documentation your landlord needs (scope of works, drawings, specifications) and manage the approval process on your behalf.
Many commercial tenancy works qualify as complying development, which is faster and cheaper than a full DA. We review your council area, the classification of the building, and the extent of the works to advise the right approval pathway at the brief stage.
Timelines depend on scope, approvals, and any operational constraints. We provide a detailed programme at contract stage.
Yes. If you have brand guidelines, interior design documentation, or a designer-specified scope, we build to it. We operate as head contractor under designer-led documentation or as design-and-construct for simpler projects where you don't have a designer engaged.
Your lease likely includes make-good requirements - restoring the tenancy to its condition at lease commencement. We can review your lease make-good clause, advise on the scope, and carry out the works efficiently. We also handle incoming tenant upgrades if you're a landlord preparing a vacant tenancy.
